The Administrator of the Estates of Donald Lee Pearson and Elizabeth T. Pearson, offers for sale, by soliciting tenders to purchase, the following quarter section located near Crane Lake, in the Municipal District of Bonnyville No. 87, Alberta, subject to the restrictions in the existing certificate of title, namely: NW;34;63;4;4 containing 160 acres, more or less, as described in Certificate of Title Number 262 246 031 located in the M.D. of Bonnyville No. 87, Alberta (the “Lands”). Prospective purchasers are responsible for conducting their own research on the Lands and confirming the acreage, condition, zoning, land use, environmental condition, and all other matters relating to the Lands.

  1. Completed tender forms, in the form prepared by Stringam LLP, must be enclosed in a sealed envelope marked “Pearson Land Tender” and received in the Bonnyville, Alberta office of Stringam LLP by the deadline to be considered.   2. Completed tenders must clearly indicate the identity of the bidder and the bidder’s notification address. Each tender must be accompanied by a deposit in an amount equal to 5% of the tender amount, payable to Stringam LLP in trust, by bank draft only.
  3. The seller reserves the right to reject any and all bids. The highest or any bid may not be accepted. The seller reserves the right to waive formalities without stating reasons. Where all bids are rejected, the bidders, or any of them, may be provided with an opportunity to negotiate a transaction. The deposits of unsuccessful bidders will be returned after the tender deadline. Successful bidders will be contacted by Stringam LLP within seven (7) days of the tender deadline. The deposit of a successful bidder will be forfeited if they do not complete the agreement for purchase after acceptance of the bid. No tenders shall be released to the public.
  4. The title for the Lands shall be conveyed free and clear of any financial encumbrances. All current registrations on title shall remain.
  5. The possession date shall be 12:00 noon on November 18, 2026, and the balance of the tender price shall be paid by that time by solicitor’s trust cheque or certified funds. The property taxes shall be adjusted as of the possession date. All GST shall be the responsibility of the buyer.
  6. Bidders must understand that a tender is an unconditional offer to purchase the Lands and they must rely on their own research of the Lands. Any information provided is for reference only. Conditional bids (i.e. financing) will not be considered.
  7. The bidder is solely responsible to determine the value and condition of the Lands being sold, including the quality, zoning, land use, environmental condition, encroachments, and any other information. Mines and minerals are excluded. There are no chattels included. The seller is not required to provide the bidders with a real property report or compliance certificate.
  8. The Land and all fixtures and improvements are sold “as-is” and no representations and warranties as to the value and condition of the Lands are given.
  9. Tender forms and deposit must be delivered to the Bonnyville, Alberta office of Stringam LLP, and no other location, or shall be considered non-compliant.
